About

A Premier Gated Community

The Oaks of Buffalo Way is a premier gated community located in the City and County of Rockwall, Texas. The Oaks was established in 1997, and consists of 61 custom homes, each sitting on a minimum of 1.5 acres. The Oaks has a community pool, open space with ponds, and a 2.1 mile walking trail that goes around the entire perimeter of the community. Located in the southeastern corner of the City of Rockwall, the Oaks is served by the city’s water and waste removal services.

A Gated, Estate Lot Community

Gated Community

The Oaks has front and rear gates that help limit access to the neighborhood. Residents access the gates through remote controls and codes that allow them share access with family and friends.

Premier Estate Lot Living

There are 61 lots within the Oaks and each is required to be at least 1.5 acres. Each home was built custom, making it one of a few 100% estate lot communities in the City of Rockwall.

Outdoor Living and Open Space

2.1 Mile Walking Path

The Oaks has a walking path that surrounds the entire perimeter of the neighborhood within our community. Our most widely used amenity, you will find residents enjoying a stroll or run on the path year-round.

Community Pool

The Oaks has a community pool that is open to all residents between late-May and early-October, depending on weather conditions. The pool area is complete with restrooms and plenty of parking.

Yes. This means that water and trash are serviced through the City of Rockwall, along with all of the other city services, including Police and Fire Department Services.

Waste and bulk pick-up is provided by Republic Services, through the city of Rockwall.

Each home is on an individual septic system. You are required to have a service contract with a septic company on file through the County of Rockwall. When you hire a certified service company they will submit all the documentation to the County on your behalf. Prices range from $150-$300 per year.

Cable service is provided through the City’s franchise to Spectrum. You may contract directly with them or choose a satellite provider.

Each home that uses gas must contract with a gas company to have it delivered to their home. There are several providers, including Cadenhead, Ferrell Gas, and others. At closing, if you have a tank lease, this would be disclosed to you. Our neighborhood is offered a pre-buy annually, where you can buy wintertime gas in advance. Many times, this can be cost-saving. This information is emailed out to each property owner.

Because we are within city limits, dogs must be leashed unless otherwise contained in their own yard, either by a physical or an electronic fence. This includes all community areas such as the walking trail.

City ordinance also requires dog owners to pick up after their dogs when not contained in their own yard.

To have a gate left open for an event, please log into the website and send a message to the Board President. Please do not try to operate the gates yourself or leave them open on your own. All gate requests need to be handled by a board representative to ensure the gates are properly maintained.

Each Summer, on or around Memorial Day weekend, the pool is opened for residents and their guests. Each home is issued a key that you keep and maintain for the year. During off months, the pool is locked for the safety of our residents and their guests and to help deter vandalism. If you need a key issued, please log in and contact the Board President.

Please refer to the DCCRs. If you have any questions, please contact the ACC members. All Improvements must be submitted through the website, and not via email, or any other forms of communication. This ensures your request is handled with professionalism and in a timely manner. Please log into the website to review DCCRs and to make requests from the ACC.

Because we are a gated community, the City of Rockwall Police Department will not police our streets for moving violations. If you feel that someone was driving recklessly in the neighborhood, please take down the license plate number and email your concerns to the board.

If someone comes to your door soliciting you for goods or services and it is apparent they are not someone that lives in the neighborhood (example, many school kids will sell things for school, and we have girl scouts in the neighborhood who will go door-to-door selling cookies, etc., and this is permitted), then you should inform them that this is a gated neighborhood and they are not allowed to solicit here. You should also ask them for their business information and how they got in the neighborhood, then you can call the police to report this, or you can notify the board.

All complaints must be submitted through the website, to the ACC. Please log into the website and follow the instructions for filing a formal complaint there. No complaints are allowed to be made by contact form, email, text or other form of communication. This ensures compliance with the Open Meetings and Open Records statutes that govern all HOA activities.

Each year at our annual meeting, the owners elect a slate of board members from those nominated or who volunteer. The elected members then elect a slate of officers and committee chairs. If you want to volunteer, please fill out a contact form or log into the website and send a message to the Board or Board President to ensure your name is added to the selection process.
